Housing stock
Housing ranges from small older homes in the village along Soquel Drive to larger parcels climbing into the hills toward Summit Road. The upper areas bring the same considerations as any Santa Cruz Mountains property: on-site septic, private or shared road access, and steeper geotechnical review.
Getting around
Highway 1 crosses the lower part of the community and Soquel Drive is the main surface route. Soquel Creek runs through to Capitola. The hills climb toward the Summit and eventually to Highway 17.
What Prop 19 means for a longtime Soquel owner
Soquel's mix of village-scale homes and larger hillside parcels means it serves both downsizers arriving and longtime owners leaving. Either way the base-year transfer question should be settled before a property is listed, not after.

Local conditions that affect a sale
The Santa Cruz County Sanitation District serves only portions of Soquel — the rest is on on-site septic systems. Portions of the community were under evacuation orders during the January and March 2023 storms. CAL FIRE's current maps place much of the area in a Moderate fire hazard severity zone within the State Responsibility Area.
Selling here
Because sewer service covers only part of the community, confirming which side of that line a property falls on is the first question. Septic properties carry a point-of-sale inspection requirement with a leach-field flow test.
