Most of my clients have owned their homes for 15, 20, 30 years. When they sell, the decision is bigger than "what's it worth?" — it's capital gains after decades of appreciation, a property-tax base worth protecting under Prop 19, sometimes a trust or an estate, and always the question of what the equity should do next.

That's where my background is different. Before I got into real estate I did corporate property-tax consulting — arguing assessed values for a living, which is exactly the muscle Prop 19 work uses. Later I served as CFO of a real estate firm. Both were jobs where the numbers had to be right because real money moved on them. I bring that discipline to every listing: a real net sheet before you commit, prep recommendations judged by return, and negotiation measured in your walk-away number, not bragging rights.

I'm a 4th-generation Santa Cruz native, and I've spent two decades selling on both sides of the hill — Silicon Valley and Santa Cruz County. I know which streets flood, which school boundaries move value, and which buyers pay premiums for what. The hyperlocal knowledge is the strategy; the CFO math is the safety net.

And the "no hype" thing isn't a slogan. It's the whole operating system — on my YouTube channel, in my listing presentations, and in the moments when the honest answer is "don't sell yet."
