Scotts Valley
Scotts Valley is an incorporated city that runs its own sewer system but not its water or fire service.
Scotts Valley market snapshot

| Average days on market | 28 |

Based on 12 recorded sales — a sample small enough that this median moves sharply month to month. Treat it as a reference point, not a valuation.
Price, days on market and sales count: Santa Cruz County Association of REALTORS® / MLSListings, Inc., June 2026, single-family homes. Days on market is published as an average, not a median, and measures list date to contract rather than to close. Housing-stock figures where shown are US Census ACS 2020–2024 five-year estimates. Figures change monthly — ask me for the current month before making a decision on them.
Housing stock
A mix of postwar and later subdivision development on the valley floor with wooded parcels climbing the surrounding ridges. The city describes itself as not a full-service city — the Scotts Valley Water District supplies water separately, and fire protection comes from a separate district. There are still roughly 445 on-site septic systems within city limits despite municipal sewer coverage.
Getting around
Sits on Highway 17 between Santa Cruz and the summit, which makes it the shortest over-the-hill commute in the county. Glenwood Drive and Mount Hermon Road connect to the San Lorenzo Valley.
What Prop 19 means for a longtime Scotts Valley owner
Position on Highway 17 makes Scotts Valley a natural first stop for Santa Clara County owners who want coastal county living without the full Santa Cruz commute. The tax base transfers across the county line without restriction under Prop 19.
If you are 55 or older you can carry your existing property-tax base to a replacement home anywhere in California, up to three times. Read the Prop 19 guide, or run your net proceeds to see what a sale actually leaves you.
Local conditions that affect a sale
CAL FIRE's Local Responsibility Area maps place Scotts Valley in a High fire hazard severity zone. Because the prior 2007 LRA map designated no land at all in Santa Cruz County, this designation is new as of 2025 and brings disclosure obligations at sale plus fire-resistant materials requirements for new construction.
Selling here
Confirm whether the property is on city sewer or one of the several hundred remaining septic systems inside city limits — the answer changes the pre-sale requirements entirely.
Straight about the numbers: the figures above are transcribed from the sources named, for the month named. They describe a market, not your house. Condition, location within the community, lot and timing move an individual sale far more than a median does. Nothing here is legal or tax advice — your attorney and CPA have the final word.
What’s your Scotts Valley home worth?
A median tells you about the market. It doesn’t tell you about your house. Send me the address and I’ll put together a real analysis by hand — genuinely comparable sales near you, condition adjustments, and an honest range. If it’s not a good moment to sell, I’ll say so.
