Housing stock
Median year built 1976, 51.3% detached. San Jose is not one market: Willow Glen, Rose Garden and Naglee Park hold pre-war and early postwar housing on established streets; Almaden Valley, Evergreen and Silver Creek are later master-planned development; Alum Rock and East San Jose run older and denser. A citywide median is close to meaningless for pricing a specific home.
Getting around
Highways 101, 280, 680, 87, 85 and 17 all converge here, along with Mineta San José International Airport and the Diridon transit hub. Commute exposure varies enormously by neighbourhood — a north San Jose address and an Almaden address are different propositions entirely.
What Prop 19 means for a longtime San Jose owner
With the widest range of price points in the county, San Jose is where downsizing within the same city is most feasible. A longtime Willow Glen owner can often move to a smaller property in the same county and carry the base year value across, which is exactly what Prop 19 permits.

Selling here
San Jose is a charter city, so its $3.30 per $1,000 conveyance tax stacks on top of the county's $1.10 per $1,000 rather than being credited against it. Above that, Measure E applies once consideration exceeds $2,300,000: 0.75% from $2,300,000.01 to $5M, 1.0% from $5,000,000.01 to $10M, and 1.5% above $10M — charged on the full sale price, not just the amount over the threshold. Sales at or below $2,300,000 are exempt. On a $3M sale the city side runs roughly $32,400 on top of the county's $3,300.
