Housing stock

The median Palo Alto home was built in 1963, and only 57.5% of the housing stock is single-unit detached — the balance is townhomes, condominiums and apartments concentrated near the El Camino and California Avenue corridors. Postwar Eichlers in Greenmeadow, Fairmeadow and Green Gables carry their own inspection and appraisal considerations: post-and-beam construction, radiant slab heating, single-pane glazing walls and flat or low-slope roofs. Buyers and appraisers treat original-condition Eichlers differently from remodelled ones, and the delta is large.

Getting around

Bounded by San Francisquito Creek to the north and the bay to the east, with Foothills Nature Preserve and Arastradero on the western edge. Caltrain stops at University Avenue and California Avenue; Highway 101 and Interstate 280 both run the length of the city. Stanford sits immediately west and shapes both the employment base and the rental market.

What Prop 19 means for a longtime Palo Alto owner

A Palo Alto home bought in the 1970s or 1980s and never transferred commonly carries a factored base year value in the low-to-mid six figures against a market value now above $4M. The annual property-tax difference between carrying that base to a replacement home and starting fresh at market value routinely exceeds $40,000 a year. That is the single largest Prop 19 stake anywhere in the service area.
