Felton
Felton sits in the San Lorenzo Valley, on public water but almost entirely on septic.

Based on 11 recorded sales — a sample small enough that this median moves sharply month to month. Treat it as a reference point, not a valuation.
Price, days on market and sales count: Santa Cruz County Association of REALTORS® / MLSListings, Inc., June 2026, single-family homes. Days on market is published as an average, not a median, and measures list date to contract rather than to close. Housing-stock figures where shown are US Census ACS 2020–2024 five-year estimates. Figures change monthly — ask me for the current month before making a decision on them.
Housing stock
Redwood-canyon housing along the San Lorenzo River and up the side canyons, much of it older and smaller than the coastal stock. San Lorenzo Valley Water District supplies public water — the common assumption that valley homes are on private wells is mostly wrong — but there is essentially no public sewer, and the county counts more than 13,000 on-site septic systems across the San Lorenzo watershed.
Getting around
Highway 9 runs through, connecting south to Santa Cruz and north toward Boulder Creek and eventually Saratoga. Graham Hill Road links to Scotts Valley. Henry Cowell Redwoods State Park adjoins the community.
What Prop 19 means for a longtime Felton owner
At $869,000, Felton is among the lowest medians in the service area, which makes it a genuine option for an owner trading down substantially from over the hill while carrying their base year value. The gap between a Silicon Valley sale price and a Felton purchase price can fund a great deal of retirement.
If you are 55 or older you can carry your existing property-tax base to a replacement home anywhere in California, up to three times. Read the Prop 19 guide, or run your net proceeds to see what a sale actually leaves you.
Local conditions that affect a sale
Felton Grove is a formally documented repetitive-loss flooding area, with its own county hazard document — the most flood-exposed pocket in the valley. CAL FIRE places much of Felton in a Moderate fire hazard severity zone within the State Responsibility Area, though zones are drawn parcel by parcel and specific addresses can differ.
Selling here
The monthly median of $869,000 sits well below the second-quarter figure of $1,100,000 across sixteen sales. With eleven sales in a month, use the quarterly number as your reference — this is a market where monthly medians are genuinely unstable.
Straight about the numbers: the figures above are transcribed from the sources named, for the month named. They describe a market, not your house. Condition, location within the community, lot and timing move an individual sale far more than a median does. Nothing here is legal or tax advice — your attorney and CPA have the final word.
What’s your Felton home worth?
A median tells you about the market. It doesn’t tell you about your house. Send me the address and I’ll put together a real analysis by hand — genuinely comparable sales near you, condition adjustments, and an honest range. If it’s not a good moment to sell, I’ll say so.
