Housing stock

A small city with a dense village core, older beach cottages near the water, and postwar development on the bluffs above. Lot sizes are tight and many village properties have parking, setback and short-term-rental considerations that do not apply elsewhere in the county.

Getting around

Highway 1 runs along the northern edge with the village below at the mouth of Soquel Creek. Capitola Village, Depot Hill, Jewel Box and the areas near 41st Avenue are distinct submarkets within a city under two square miles.

What Prop 19 means for a longtime Capitola owner

At a county-high median, Capitola is a destination for buyers trading down in size but not in price. Where the replacement costs more than the home sold, Prop 19 still permits the transfer — the replacement may exceed the original's market value by up to 105% if purchased within a year of the sale, or 110% in the second year, before any excess is added to the base.

Local conditions that affect a sale

In January 2023 Soquel Creek flooding converged with a large swell in Capitola Village; the village was evacuated and closed for much of the month, sixteen homes were flooded or affected by slope instability, and the Capitola pier was heavily damaged. Flood risk returned in March 2023. Flood zone status and insurance availability are material questions for any property near the creek or the beach.
