Price, days on market and sales count: Santa Cruz County Association of REALTORS® / MLSListings, Inc., June 2026, single-family homes. Days on market is published as an average, not a median, and measures list date to contract rather than to close. Housing-stock figures where shown are US Census ACS 2020–2024 five-year estimates. Figures change monthly — ask me for the current month before making a decision on them.
Housing stock
The most remote of the San Lorenzo Valley communities, with older housing on wooded parcels, some of it seasonal in origin and later converted to full-time use. Most of the community is on septic, though County Service Area 07 runs a small treatment plant serving a portion of Boulder Creek plus the Fallen Leaf neighbourhood. Water is public through San Lorenzo Valley Water District.
Getting around
Highway 9 continues north toward Big Basin and eventually Saratoga Gap. Highway 236 branches toward Big Basin Redwoods State Park. Distances to services are longer here than anywhere else in the county.
What Prop 19 means for a longtime Boulder Creek owner
The lowest entry point in the service area. For an owner selling a Silicon Valley home, the difference between sale price and a Boulder Creek purchase is substantial, and Prop 19 means that trade does not cost the low property-tax base.
If you are 55 or older you can carry your existing property-tax base to a replacement home anywhere in California, up to three times. Read the Prop 19 guide, or run your net proceeds to see what a sale actually leaves you.
Local conditions that affect a sale
Boulder Creek sustained direct structure loss in the 2020 CZU Lightning Complex, particularly along Highway 236 north of town — the fire burned 86,509 acres and destroyed 1,490 structures countywide. CAL FIRE maps areas near Boulder Creek as Very High fire hazard severity within the State Responsibility Area, the most severe designation in the county. Insurance availability and cost are material considerations, and the county still suspends the CSA 07 sewer charge for parcels where the home was lost and not yet rebuilt.
Selling here
At 60 days, this is the slowest market in the county — plan sequencing accordingly if a Prop 19 replacement purchase depends on the sale closing. Fire hazard disclosure and insurance quotes should be prepared before listing, because buyers will ask immediately.
Straight about the numbers: the figures above are transcribed from the sources named, for the month named. They describe a market, not your house. Condition, location within the community, lot and timing move an individual sale far more than a median does. Nothing here is legal or tax advice — your attorney and CPA have the final word.
What’s your Boulder Creek home worth?
A median tells you about the market. It doesn’t tell you about your house. Send me the address and I’ll put together a real analysis by hand — genuinely comparable sales near you, condition adjustments, and an honest range. If it’s not a good moment to sell, I’ll say so.
