Aptos covers a wide range, from beach-adjacent properties at Rio del Mar and Seascape to wooded parcels in the Aptos Hills and the Valencia and Trout Gulch corridors. The monthly figure absorbs Rio del Mar, Seascape and Seacliff, which the quarterly report breaks out separately — so the headline median blends genuinely different products.

Getting around

Highway 1 runs through with exits at State Park Drive, Rio del Mar and Freedom Boulevard. Nisene Marks State Park occupies the hills above. Beach access and hill elevation define two distinct halves of the community.

What Prop 19 means for a longtime Aptos owner

Aptos at $1.35M is one of the more accessible destinations for a Santa Clara County owner carrying a large tax-base advantage. Trading a $2.8M Cupertino home for an Aptos property and keeping a sub-$250,000 assessed value is a common and entirely legitimate Prop 19 structure.

Sanitation district service covers only portions of Aptos; the remainder is on septic. The Aptos Hills fall within a High fire hazard severity zone under the Local Responsibility Area maps adopted from CAL FIRE's 2025 recommendations, which carries disclosure obligations at sale. Wells south of Valencia Creek additionally require hexavalent chromium testing under the county's individual water system rules.
